Improved benefits for Western Cape Institute members in 2006

What members can expect, according to IEA WCape Chairman, Peter Venter.

Members of the Western Cape region of the Institute of Estate Agents of South Africa can expect even better service than before, says IEA regional chairman Peter Venter. The industry body plans to expand its training programme and make it more easily accessible to country members, and to increase its membership by 35%, with particular emphasis on Black estate agents.

"Training is our most important function," says Venter, "but it is largely concentrated in Cape Town, where our training centre is based. We are currently working with a consultant to introduce online training, as well as a range of DVDs on various topics, which will make our training accessible to members in even the most remote country districts."

The IEA's Western Cape region covers the whole province, and the southern part of the Northern Cape.

Venter says that the IEA will also be filling the gap left by the Estate Agency Affairs Board's recent decision to discontinue its legal update roadshows. "To keep our members up to date, we are launching our own programme of seminars, and will be holding the first in March, with Prof Henk Delport as speaker. We plan to hold several during the course of the year. There is always new legislation to deal with, and court decisions which form case law which estate agents need to know about and act upon."

Membership building is another high priority of Venter's two-year term as chairman. After Gauteng, the Western Cape has the highest concentration of estate agents in South Africa, but not all are members of the IEA. Venter and his board of directors intend to change that, and to pay particular attention to increasing Black membership of the institute. A special committee has been set up for the purpose, and the IEA intends to establish working relations with existing groupings of Black estate agents.

"Transformation has been a primary concern for several years," says Venter. "Last year we introduced a basic training course aimed at estate agents in the townships, who have seldom if ever been in the mainstream of the industry. Already several course graduates have set up their own businesses and are doing well, and we want to build on this."

Venter expects the Property Charter, which is due to come into operation later this year, to help stimulate IEA membership. "Through our system of corporate membership, many estate agency firms are IEA members, and all agents working for them then automatically become members too. As those firms recruit Black agents to meet their Charter targets, so our membership will increase too."

The IEA's Western Cape region is a strong organisation. "Although we are a not-for-profit organisation, we run according to business principles," he says. "Previous chairpersons have built a strong foundation for us, and we have a very active and dedicated board of directors and area convenors, and strong management, staff, and trainers, who are all totally committed to make a difference to our institute and our industry in the Western Cape."

MEER VOORDELE VIR WES-KAAPSE INSTITUUTLEDE IN 2006

In 2006 kan Wes-Kaapse lede van die Instituut van Eiendomsagente beter diens as ooit tevore verwag, sê die IEA se streeksvoorsitter mnr Peter Venter. Die IEA beplan om sy opleidingsprogram uit te brei en meer toeganklik vir plattelandse lede te maak, en om lidmaatskap met 35 persent te groei, veral deur meer swart eiendomsagente te werf.

"Opleiding is ons belagrikste aktiwiteit," sê mnr Venter, "maar die meeste klasse vind plaas by ons opleidingssentrum in Kaapstad. Ons werk tans saam met 'n konsultant om opleiding deur middel van die internet in te stel, en ook om 'n reeks DVDs oor verskeie onderwerpe te skep wat ons opleiding meer toeganklik vir lede in die landelike distrikte sal maak."

Die IEA se Wes-Kaapse streek behels die hele provinsie asook die suidelike deel van Noord-Kaapland.

Volgens mnr Venter neem die IEA ook stappe om die leemte te vul wat geskep is deur die Raad vir Eiendomsagentskapsaangeleenthede se besluit om sy rondgaande sg "imbizos" te staak. "Ons loods binnekort ons eie reeks seminare om ons lede op datum te hou. Die eerste vind plaas in Maart met prof Henk Delport as spreker, en ons beplan om verdere seminare gedurende die jaar aan te bied. Daar is altyd nuwe wetgewing en hofbeslissings waaroor eiendomsagente ingelig moet word en wat hulle moet toepas."

Die uitbreiding van lidmaatskap is nog 'n hoë priorieit van Venter se tweejaartermyn as streeksvoorsitter. Naas Gauteng het Wes-Kaapland die grootste konsentrasie eiendomsagente in die land, maar nie almal van hulle is IEA-lede nie. Mnr Venter en sy direkteure wil hierdie toestand van sake verander, en spesiale aandag op die werwing van swart lede bestee. Hulle het 'n spesiale komitee vir die doel saamgestel, en wil werkende verhoudings met bestaande groeperings van swart agente kweek.

"Transformasie is van groot belang vir ons," sê mnr Venter. "Verlede jaar het ons 'n basiese opleidingskursus geloods vir agente in die townships wat selde of nooit binne die hoofstroom van ons bedryf kom nie. Verskeie agente wat ons kursus beloop het het alreeds hulle eie besighede gestig en vaar goed, en ons wil op hierdie fondament bou."

Mnr Venter verwag dat die Eiendomsoktrooi, wat later vanjaar in werking gestel gaan word, sal help om IEA-lidmaatskap op te bou. "Baie firmas is korporatiewe lede van die IEA, en al die agente wat vir hulle werk word dan outomaties ook IEA-lede. Wanneer daardie firmas swart agente werf om hulle oktrooiteikens te bereik sal hulle terselfdertyd die IEA se lidmaatskap ook laat groei."

Die IEA se Wes-Kaapse streek is 'n sterk organisasie. "Alhoewel ons nie 'n winsoogmerk het nie," sê mnr Venter, "bestuur ons die organisasie volgens sakebeginsels. Vorige voorsitters het 'n stewige fondament vir ons gebou, en ons het aktiewe en toegewyde direkteure en gebiedssameroepers, en 'n sterk span bestuurders, personeel en opleidingsinstrukteurs wat almal vasbeslote is om 'n verskil aan die instituut en ons bedryf te maak."
